Regarding Dandenong

Developing Eye: Logis, Estate One and Southern Health

Logis Estate

Places Victoria is reporting that they have sold $91 million worth of lots for Dandenong Logis in Stages 4 & 5 (which seems to be the lower half of the estate). Impressively, they sold this land over just 2 days after release and with little advertising. Industry is definitely a strength for Dandenong at the moment. Another reminder is this note I chanced across the other day: "Dandenong is now the largest industrial zone in Australia" (from a Department of Transport report in 2008).

Estate One

The council passed (see PLN12/0730) a permit for 4 storey offices at Estate One (i.e. the site of the old GM factory). I believe it may be for the CFA, but am not certain. Estate One is almost 4km from central Dandenong and offices developed there make foot traffic into Dandenong unlikely. At first blush, then, it looks like competition when it comes to attracting offices and street level activity to central Dandenong. Nonetheless, I think Estate One will be a benefit overall, partly because its market is slightly different (smaller scale offices and light industrial), partly because it has excellent car and public transport connections to Dandenong and partly because of the benefits it will provide (what I consider the Dandenong suburbs of) Doveton and Eummemering. Of particular importance, though, is that strong development here will mean the re-opening of the old General Motors train station, which would create a strong, mutually beneficial, bond between the two sites.

122 Thomas Street

This building was vacated by the Department of Human Services when they moved to the new Government Services Office on the corner of Walker and Thomas Street. It's had scaffolding covering it for a while now as renovations are being made. It seems that the building was bought or leased by Southern Health for dialysis care and training. There are, in fact, several industries in Dandenong that appear to be healthy: manufacturing, logistics, lawyers (mostly personal injury lawyers) and health. Given time, I think an increasing number of businesses servicing the manufacturing and related industries will establish themselves in central Dandenong. Given time.


One last thing: I notice hoarding has been erected around 18-24 Scott Street (to become Vansan Central).
